Define Your Goals

Before starting your home search, set clear goals: desired neighborhoods, type of home, must-have amenities, etc. While you may need to be flexible on some of these requirements, starting with a best-case list will be helpful.

Examine Your Finances

Ensure your finances are in order before purchasing a home. Create a detailed budget and make sure you have savings and reserves in place to support your home buying goals.

Get Pre-Approved

Contact several mortgage lenders to compare rates, fees, and customer service. Pre-approval is a good idea at this stage; it gives you more leverage when submitting offers and negotiating with sellers. Use estimated closing costs to ensure you have enough money set aside for this process.

Hire A Real Estate Professional

Research and interview several agents to find someone who regularly sells similar homes. Look for social proof and check reviews. If you're shopping with a spouse, make sure both of you agree on the agent. Home buying can be complex, and you need a reliable guide.

Search For Homes

Work with your agent to find homes that meet your goals and criteria. View homes in person to get a true sense of each property. Don't get frustrated if you don't find a home immediately; each showing helps you learn more about your options. You'll find a place to call home.

Make An Offer And Negotiate

Once you've found your desired home, it's time to make an offer. A good agent will guide you through this process. Stay calm and communicate clearly with everyone involved. Check your budget, emotions, and buying partner to make the right decisions.

Secure Your Financing

You're almost there! Your lender may request more information about your income, the house's condition, or your credit history. Providing accurate and timely responses will keep the process moving smoothly.

Close The Deal

Closing can take about 45 days on average. Typically, within 48 hours prior to closing, you'll do a final walk-through to ensure all agreed-upon repairs are completed, and the home is in the expected condition.

During closing, you'll finalize the paperwork with your lender and agent. This may include the deed, title, funding, closing statements, insurance, contract, and more. After this, you'll be ready to move into your new home!
